Living in Brandon, South Dakota: a local's guide
Brandon is about 5 miles east of Sioux Falls, with Brandon Valley schools and a small-town feel that's hard to beat.
The lay of the land
Brandon sits about 5 miles east of Sioux Falls, close enough that the city is right there, far enough that you get a real sense of space. Roughly 11,000 people live here, and it shows in the feel: people wave, kids ride bikes, and you'll run into someone you know at the grocery store.
For buyers who want the conveniences of Sioux Falls without giving up small-town life, Brandon tends to be at the top of the list.
Schools: Brandon Valley
Brandon is served by the Brandon Valley School District, which is one of the big draws for families moving this direction. The district covers the Brandon area and runs from preschool through twelfth grade across a handful of schools.
School decisions matter, and the right fit looks different for every family. I help buyers think through districts and feeder patterns when they shop, and I'm happy to point you to the district resources to do your own homework too.
The commute
The drive into Sioux Falls is short, usually around ten minutes to the east side of town, and a little more depending on where you're headed. For people working downtown or on the east side, it's a very manageable drive, with the interstate close by when you need to go farther.
Tea and Harrisburg give you a similar small-town feel to the south and southwest, each with their own district and rhythm. Brandon, Tea, Harrisburg: same great access to the city, three genuinely different communities.
What Brandon feels like
Brandon is the kind of place where the high school football games are events, the parks are full on summer evenings, and new builds share streets with established homes and mature trees. There's a real mix of housing, from first homes to roomier family houses.
If you're weighing Brandon vs. one of the other surrounding communities, the differences come down to feel, schools, and a handful of minutes. That's a conversation I love having, because there's no wrong answer, just the right one for your family.
