Neighborhood Guides
Sioux Falls and the towns around it, from someone who actually knows them.
Every community in this area has its own rhythm: which schools, which commutes, which coffee shop you’ll claim as yours. This is the honest, lived-in version of what it’s like to live in the Sioux Falls metro, city and suburbs included.
Sioux Falls
The city, the falls, and a downtown worth driving to.
Sioux Falls is home to more than 210,000 people and still growing, and it’s the unmistakable center of everything on this page. The Big Sioux River runs right through town, Falls Park sits just north of downtown, and the city’s neighborhoods range from established tree-lined streets to newer developments on every side of town.
It’s a hub for finance and healthcare, which means good jobs and steady demand for homes. And it’s big enough to have options, while staying small enough that you’ll keep bumping into people you know.
- Falls Park and the river greenway for walking and biking
- Downtown dining, coffee, and events all year
- Housing for every stage, from first homes to forever homes
Brandon
Five miles east, and a world away from the rush.
Brandon sits about five miles east of Sioux Falls, with roughly 11,000 residents and the Brandon Valley School District, one of the big reasons families choose this direction. It’s close enough to the city for work and errands, with a small-town pace that shows up in everything from the Friday night games to the stores where people know your name.
The housing mix is a real plus: established homes with mature trees sit alongside newer builds, so there’s room for first-time buyers and growing families alike.
Tea
Southwest of Sioux Falls, growing on purpose.
Tea is about 15 to 20 minutes from downtown Sioux Falls, a fast-growing community served by the Tea Area School District. It attracts buyers who want newer homes, more space, and a genuine hometown feel without a long commute.
The neighborhoods are walkable, the parks are used, and the growth is still coming. For anyone who wants to get in while it still feels small, Tea is worth a look.
Harrisburg
South of town, one of the fastest-growing communities around.
Harrisburg sits about 15 minutes south of Sioux Falls and has grown quickly, with the Harrisburg School District and a housing market that keeps pace. It's a favorite for families who want the suburbs and a strong school district in the same package.
The growth brings new everything: homes, schools, shopping, and community events, with a small-town center that still anchors it.
