Relocation Guide
Moving to Sioux Falls? Welcome. Let’s make it feel like home.
I moved my own family here in 2019, so I know exactly what you’re walking into: a new town, a new job or base, and a thousand unknowable little things. Here’s what to know about the Sioux Falls area, and how we’ll handle the home search from wherever you are right now.
I’ve driven this road the other way, suitcase and all.
What to know
Sioux Falls in one page.
Sioux Falls is South Dakota’s biggest city by a wide margin, home to more than 210,000 people and growing fast. It’s a regional hub for finance and healthcare, which shows in good jobs and steady demand for housing.
Falls Park, the namesake
The city is named for the Big Sioux River falling over pink quartzite rock, right in Falls Park just north of downtown. It’s the postcard, the walking spot, and the reason the town exists at all.
A growing, steady market
Housing demand has stayed strong, with inventory tight and prices appreciating steadily rather than swinging wildly. More on that in the market report.
A real downtown
Downtown has coffee shops, restaurants, breweries, and a river greenway running through it. It’s the kind of city where you can find a quiet neighborhood and still have a night out.
Four real seasons
Sioux Falls gets proper winters and lovely summers, and the locals have cold-weather life figured out. If you’re coming from somewhere warm, we’ll get you ready.
The surrounding communities
City life or small town, they’re all a short drive apart.
A lot of relocating families land in Brandon, Tea, or Harrisburg for the schools and the space, with Sioux Falls minutes away. Each has its own personality.
Brandon, SD
About 5 miles east of Sioux Falls, roughly 11,000 residents, served by Brandon Valley schools. Small-town feel with an easy drive to the city.
Tea, SD
Southwest of Sioux Falls, around 15 to 20 minutes from downtown. Fast-growing, with the Tea Area School District and wide-open newer neighborhoods.
Harrisburg, SD
South of Sioux Falls, about 15 minutes in. One of the fastest-growing communities in the state, with the Harrisburg School District and a real hometown feel.
Worth knowing
The neighborhoods page goes deeper.
School districts, commute times, and the feel of each area, plus the local spots I tell every new client about. And if you tell me what your typical week looks like, I’ll tell you which community fits it.

PCS orders and VA benefits, handled without the runaround.
A military move runs on a timeline that doesn’t care about your search. I work with military and veteran buyers on VA financing, coordinate with your schedule and your chain-of-command logistics, and keep the search moving from wherever you are.
01
Call before you move
The best time to reach out is before you’re overwhelmed. We talk about your timeline, your must-haves, and what you’re leaving behind, so we can plan around it.
02
See homes from afar
Out-of-state buyers don’t have to tour blind. We start with video tours, neighborhood walkthroughs, and honest descriptions, so your list of homes to see in person is already short and right.
03
School & community research
Districts, commute times, parks, doctors, the places you’ll actually go. I pull together the local knowledge you can’t google, and connect you with the resources you can.
04
A coordinated closing
Whether you close in person or from a thousand miles away, we handle the logistics: inspections, appraisals, wire instructions, movers. You get a timeline, not a mystery.
Moving is easier when someone’s already there.
I’ll be the person in Sioux Falls who answers when you call, texts you back, and points you to the good coffee before you’ve even landed.
