Should I sell before I buy? How to think through the timing
A framework for deciding whether to sell your current home first or find your next one first, without the stress.
The classic either-or question
Sell first, buy first, or somehow do both without living in a storage unit for six months? Almost every move-up seller asks this, and the honest answer is: it depends on your situation, your timeline, and your tolerance for a little chaos in between.
What I can do is lay out how each path works, the real trade-offs, and what a typical timeline looks like, so the decision is yours and it's an informed one.
What usually drives the order
Selling first means you know exactly what you're working with, how much your home sells for, what your proceeds are, and when you need to be out. That certainty is worth a lot to most sellers. The catch is you need somewhere to land, and you may be renting or staying with family while you look.
Buying first means you don't have to move twice, but you're carrying two homes at once unless you add a contingency to your offer, which can make your offer less competitive in a busy market.
Contingencies can change the picture
A sale contingency says your purchase depends on selling your current home first. It protects you, but in a competitive market, sellers sometimes pick a cleaner offer over a contingent one. That's a market-by-market reality, and it shifts with inventory.
Sometimes the answer is a bridge loan or a rent-back agreement, where the buyers of your home rent it back to you for a few weeks while you close on the next one. These tools aren't for everyone, but they're worth understanding.
The questions I'd ask you first
Before you decide anything, we should talk through your timeline. Do you have flexibility on when you move? How much overlap can you afford, both financially and emotionally? What would make this chapter feel calm instead of chaotic?
My job isn't to push you one way. It's to get you the facts, show you what each path looks like in today's market, and help you choose the one you'll be glad you picked a year from now.
